Working capital
Cash to cover the gap between doing the work and getting paid for it. Payroll timing, inventory before a busy season, a bridge while a receivable clears.
Shortest terms · fastest decisions
Find my fundingNot the business a spreadsheet thinks you run. Tell us what you are trying to do and we will tell you honestly what is possible, what it costs, and what it will ask of you.
The money is the easy part.
The hard part is knowing which kind of money will help and which kind will quietly eat you alive. A fast advance against next month's sales and a twenty-five year building loan are both called financing. They are not remotely the same thing. Our job is to make sure the structure matches what you are building, so the payment is something your business can actually carry on a slow month.
What we place
Different needs want different instruments. Because we are not a single bank with a single product, we can point you at the one that fits instead of the one we happen to sell. Availability always depends on your business and the funding source.

Shortest terms · fastest decisionsA limit you draw against only when you need it, and pay interest only on what you have drawn. Then it refills as you pay it back. The right tool for businesses with uneven months.
Revolving · draw as neededThe oven, the lift, the CNC machine, the truck. The equipment itself usually serves as the collateral, which is why this is often easier to get approved than unsecured cash.
Secured by the equipmentThe workhorse government-backed program. Can be used for working capital, equipment, real estate, refinancing business debt, and buying out a partner or an owner. Up to $5 million.
Up to $5M · strict criteriaBuilt for the big fixed assets — buying, building, or renovating your own premises, and long-life machinery. Terms run 10, 20, and 25 years. Up to $5.5 million.
Up to $5.5M · 25-year termsSmaller amounts through nonprofit and community lenders, with more forgiving requirements. Working capital, inventory, supplies, fixtures, equipment. Up to $50,000 over up to seven years.
Up to $50K · easier to qualifyStop paying someone else's mortgage. Owner-occupied purchase, refinance, or an investment property held in the business. Often paired with an SBA structure to reduce what you put down.
Owner-occupied & investmentYou did the work, the customer pays in sixty days, and payroll is Friday. Financing against what you are already owed, priced off your customers' credit rather than only your own.
For B2B & contract workBuying a competitor, taking over the shop you have worked in for years, opening the second location, or buying out a partner who wants to retire.

The process
Timelines vary a lot by product. A working capital decision can come back in days. An SBA real estate file is a matter of months. We will tell you which one you are in.
Fifteen minutes. The business, the goal, the timing, and what you are worried about. No documents.
What we think is realistic, which products fit, and what the trade-offs are between them.
We help you assemble a clean file. A well-presented file gets better answers than a pile of PDFs.
You see what came back side by side, in plain numbers, and you choose. Then we shepherd it to funding.
It depends on the product, not on how badly it is needed. Working capital and equipment decisions can come back within days. SBA and commercial real estate files run weeks to months because there is real underwriting and often an appraisal. Anyone promising you a specific number of hours before seeing a single bank statement is selling, not underwriting.
Some short-term products quote a flat factor instead of an interest rate — you borrow 50,000 and owe 65,000, repaid daily or weekly. That can translate into a very high effective annual cost, which the quote never shows you. We convert it for you so you are comparing real numbers before you decide.
Usually yes, for small and closely held businesses. Most commercial lenders want the owner on the hook, and SBA loans generally require it. We will tell you clearly what you are signing and what it puts at risk.
Then we tell you why, in specifics, and what would change the answer — three more months of clean deposits, a cleaned-up balance sheet, a different structure, a different product. A no today is often a yes in two quarters, and we will tell you which one you are looking at.
No. SBA loans are made by participating lenders, and the SBA guarantees a portion of them, which is why lenders can say yes more often. We are not a government agency and are not affiliated with the SBA. Program details are published at sba.gov.
Sometimes, and we will be straight with you about it. Brand-new businesses have far fewer options and pay more for them. Microloan programs and community lenders are often the honest answer. We would rather point you somewhere real than run you through a process that cannot end well.
Commercial. Investment property held in an entity is generally a commercial transaction, not a consumer mortgage. If you are buying a home to live in, that goes through Trinathen Lending instead.
Next step
Call and tell us what you are trying to do. If we can help, your advisor will tell you how. If we cannot, you will hear that too, and probably who can.
Tell us the plan Or partner with us instead →We are not a bank. Trinathen Business Capital LLC is not a bank or depository institution and does not take deposits. We are a commercial finance intermediary. We help you understand your options and we take your file to the funding sources we work with. We do not make the credit decision.
Nothing here is an approval. This website is not an offer, an approval, or a commitment to provide financing. Availability, amount, pricing, collateral, personal guarantees, documentation and repayment terms are determined by the funding source based on your business and your transaction.
Business purpose only. These are commercial financing products for business purposes. They are not consumer loans and not residential mortgages, and they do not carry consumer mortgage protections. Residential mortgage financing is handled by our sibling company, Trinathen Lending LLC.
How we are paid. When a placement closes, we are typically compensated by the funding source, and in some cases that compensation can affect the rate or terms you are offered. Ask us and we will tell you how we are paid on your specific file before you sign anything.
SBA figures. Program maximums cited on this site come from the U.S. Small Business Administration: 7(a) loans (sba.gov/funding-programs/loans/7a-loans), 504 loans (sba.gov/funding-programs/loans/504-loans), and microloans (sba.gov/funding-programs/loans/microloans). SBA loans are made by participating lenders, not by the SBA and not by us. We are not a government agency and are not affiliated with the SBA.
Equal opportunity. We work with every qualified business owner. We do not discriminate on the basis of race, color, religion, national origin, sex, marital status, age, disability, familial status, or because any part of your income comes from a public assistance program.
